FREQUENTLY ASKED QUESTIONS

All Managers are entitled to know about the Philosophy and approach of an Organization that they are looking to do business with and we are more than willing to divulge any information to enable them to make an informed decision. Listed below are some of the more relevant questions that we have answered over the last 20 years.

WHAT IS YOUR BASIC APPROACH?

Our basic philosophy is that most leak problems can be solved with a minor repair. While we realize that not every leak can be solved with a minor repair, we feel that this approach is the most beneficial to cost – minded Managers who must meet budget demands to obtain a positive cash-flow for their property. We think that solving as many water-entry problems as possible via the minor repair approach is the most prudent course of action to take in a competitive market as a vendor. In the case that the minor repair attempt is unsuccessful, we offer a solution that is unique to us . . . the Adjusted Bid. On the Adjusted Bid, we credit you for the money you spent with us on the minor repair and generate a new Adjusted Bid that has the adjusted cost for the additional work to be performed. By taking this approach, you save precious dollars needed to meet budget demands in other areas.

HOW DO YOU DOCUMENT YOUR WORK?

We have a complete Data Base that we maintain for each Property that we work on. Line items include Date, Unit, Room, Description and Price as well as Comments. This information is available to you upon request.

Just ask for a WORK HISTORY REPORT for your Property, and we will fax a copy over to you.

This is a most helpful tool as you can track our history of work on your Property and “grade us” so to speak. We are proud of our track record of 92% first-time success ratio on our leak repairs, so we have nothing to hide from our Clients. Additionally, we feel that this helps our Clients stay on top of their problems, making them more efficient in their role as Manager.

DO YOU OFFER ANY OTHER SERVICES?

While our Business Model’s primary focus is on Leak Repair, we do offer the following:

  • General Assessment – We will evaluate you property’s general condition, putting our findings in a printed presentation form for you to present to the Owner on items that will need to be addressed in the future.
  • Tennis Court Work – We offer full Tennis Court Renovation, from Re-Surfacing to Striping.
  • Tree Trimming – We can remove and trim trees that are causing damage to your buildings.
  • Window Work – We can seal all exterior Window Frames to any surface finish.
  • Balcony Work – We can seal or Coat with anti-skid Coating Balconies or Patios, matching your color theme.
  • Re-Roofing – We are capable of Re-Roofing your entire Complex if needed.
